With Experiential Leasing Scheme, Tenants who enjoy their stay and the environment at Lloyd Sixtyfive may choose to purchase the premises at the agreed price within the stipulated period, subject to availability. This allows them to enjoy the space without having to commit the cost of owning a property.

In summary, the ELS allows clients to experience living in the property before committing to its purchase. With a low initial capital outlay, clients could live in the premises and decide if they would like to purchase the property at a later date.

After all, property purchase is a huge investment, we wouldn’t want our clients to make the wrong decision.

HOW IT WORKS?

The Client signs a 2 years Tenancy Agreement (TA) and pays upfront all the deposit and rent upon signing the Letter Of Intent and TA respectively.

If the Client enjoys the experience of stay and on a subject to availability basis, he/she can purchase the leased unit by notifying the landlord not less than 4 month prior to the expiry of the lease. After exercising the sales document and as a gesture of goodwill, the landlord will rebate all the rent and deposit collected and after any deductions to the Tenant.

If the Client does not want to purchase the property, the rent collected, as per any tenancy, is non-refundable whereas the security deposit will be refunded without interest after any deduction to reinstate the property and/or due to any breaches of the tenancy.

The unit leased is not reserved for the tenant should he/she decide to purchase it later. If the leased unit is unavailable for purchase, the Client may purchase another similar unit in the prescribed list in the Expression of Interest form (EOI) at the same agreed price while still enjoying the goodwill rental rebate.
